Regardless of program tier, every estate in the program receives the same foundational care. These are the services that protect your investment year-round.

Mowing Program

44 visits per year — weekly for 10 months, bi-weekly for the 2 slowest winter months. Edging and backpack blow-down every visit.

Fertilization + Pest

Turf fertilizer 3×/year, palm fertilizer 4×/year, pre-emergent 2×/year. Routine pest monitoring and treatment — subcontracted to a licensed specialist.

Irrigation Management

Seasonal controller adjustments twice yearly. Post-rain wet checks after significant weather events. Issues flagged immediately.

Drainage Monitoring

Catch basin and run inspections every visit. Annual cleanout included. Issues flagged with photo documentation — the same crew that designed your drainage knows every run.

Lighting Checks

Landscape lighting operational inspection every visit. Outages logged, bulbs and fixture faults flagged with replacement quoted.

Storm Preparation

Pre-storm palm securing before named storms. Property secured per standard protocol. Post-storm assessment with photo documentation.

Monthly Property Report

Written report delivered to your inbox. Services performed, issues flagged, conditions noted. Archived in your estate portal indefinitely.

Services Outside the Program

The following are quoted and approved before any work begins. Because scope and cost vary significantly by property, these stay as separate line items — always transparent, never a surprise.

Palm Trimming

Priced per palm by height. SWFL-specific timing pre-hurricane season. Quoted annually and scheduled on request.

Paver Recompaction & Repair

Settled or shifting pavers require sand recompaction and re-leveling. Prevents drainage issues and trip hazards.

Paver & Surface Sealing

Sealing driveways, pool decks, patios, and walkways. Recommended every 2–3 years for SWFL conditions.

Pressure Washing

Driveways, walkways, pool cages, screen enclosures, and exterior surfaces. Priced by square footage.

Mold & Surface Cleaning

Sliding door tracks, screen frames, pool cage interiors, and glass panels. Common in SWFL's humid climate.

BBQ & Outdoor Kitchen Cleaning

Deep cleaning of built-in grills, burner components, and outdoor kitchen surfaces. Recommended twice annually.

Wood Treatment & Sealing

Sauna exteriors, pergolas, decking, and wood screen structures. SWFL humidity degrades untreated wood rapidly.

Pool Service

We coordinate a trusted subcontractor and manage the relationship as part of your program — one less vendor to manage.

Plant Replacement

Material cost plus 30%. Species sourced for SWFL salt tolerance and light conditions. Replacement driven by your approval.

Major Hardscape or Drainage Work

Repairs, new installations, or drainage modifications fall under a separate design-build proposal — not a maintenance change order.

These figures reflect a half-acre residential estate with a standard planting density. Larger properties, multi-acre estates, or properties with extensive irrigation infrastructure are priced individually. A site walk with Thomas is required before any program proposal is issued.

We map your irrigation system, document your plant inventory, photograph your estate, and set up your portal. First visit within 7 days.

Annual Autopay

Annual contract billed monthly via ACH. No invoices. No surprises. One flat charge, first of each month.
