Existing drainage patterns, soil conditions, sun exposure, wind direction, view corridors, and HOA setback requirements — documented before a design line is drawn. SWFL conditions (salt air, flat topography, water table) require site-specific analysis, not templates from other climates.

Space Planning + Program Development

How the property is used drives where everything goes. Pool orientation, outdoor kitchen placement, sight lines from the residence, arrival sequence from the street — all resolved in plan before materials are selected.

Material + Planting Palette

Paver selection, coping, countertop materials, and plant species chosen as a composition — for how they work together visually and how they perform in coastal SWFL conditions. No generic spec lists. Site-specific selection.

Permit-Ready Design Documents

Structural plans, HOA submission packages, Collier County permit drawings — prepared to the standard required for approval. We've submitted to Mediterra, Grey Oaks, Pelican Bay, and Collier County. We know what gets approved.
