Collier County and Lee County have different permit timelines, HOA review processes, and DEP requirements depending on waterway, community, and project scope. We've pulled permits in both counties, across dozens of communities. We know the timeline before you ask.

HOA Design Review

Most of the communities above have architectural review boards that must approve materials, setbacks, structure heights, and in some cases appliance specifications. We design within these requirements from day one — not after the plans are drawn. No rework. No re-approval cycles.

SWFL Engineering Conditions

The engineering conditions here — soil type, water table, salt air, hurricane load, drainage — are not a footnote. They determine what materials perform long-term, how drainage is structured, and how structural outdoor elements are permitted. We build for these conditions by default. Not as an add-on.
