How residential drainage is installed correctly on SWFL estate properties — sequencing, specifications, and why flat topography changes everything.

Naples sits at 6–10 feet above sea level across most of its residential neighborhoods. The terrain is essentially flat. Seasonal rainfall — June through September — is among the heaviest in the continental United States, regularly producing 6–10 inches in a single afternoon event. The water table sits 1–3 feet below grade across most of Collier County, which means the ground has almost no capacity to absorb additional moisture during a heavy wet-season event.

This combination does not cause drainage problems — it makes drainage design mandatory. On any estate property in Naples, drainage cannot be treated as an afterthought or a finishing detail. It has to be engineered from the first design session, specified before hardscape is designed, and installed before a single paver base is laid. When that sequence is followed, drainage works. When it is not — which is the more common situation when hardscape, grading, and planting are handled by separate contractors — the correction is expensive.

This guide covers the installation side: what correct drainage installation looks like on a SWFL estate property, what specifications matter, and what happens on-site at each stage of a properly sequenced build.

SWFL Drainage Specifications

Drainage work in Southwest Florida is governed by Collier County building and site standards, SFWMD rules for discharge and environmental resource permits, and — on community properties — HOA architectural standards. The specifications below represent the minimum correct standard for residential estate work in Naples.

Sequencing — Why It Determines Everything

The single most consequential decision in drainage installation is not the pipe size, the basin type, or the outfall location. It is where drainage sits in the build sequence. Drainage must be installed after rough grading and before hardscape base preparation. That is the only sequence that produces a correct, cost-efficient result.

Here is the failure sequence we correct most often on Naples estate properties: A homeowner hires a hardscape contractor and a separate landscape contractor. The hardscape contractor installs pavers — a beautiful job, level and tight, exactly as specified. The landscape contractor grades planting areas and installs irrigation. No one was responsible for drainage. No one specified it. The pavers go down without channel drains or catch basins because that was not in the hardscape scope. The landscape sub grades without accounting for the hardscape grades because they were not coordinating. Water finds the path of least resistance. It pools at the foundation. It backs up against the pool equipment enclosure. It saturates the sod at the edge of the paver field.

The correction requires saw-cutting through finished travertine or shell stone, trenching for drainage, installing pipe and basins, and repaving the cut sections. On a typical Naples estate build, this runs $8,000–25,000 for what was entirely preventable. Under one contract with a coordinated design, drainage is drawn into the plan before hardscape is specified — and the hardscape contractor installs to the drainage design, not the other way around.

Phase 1 — Rough grading. Site is graded to establish positive drainage away from all structures. Elevation shots are taken at critical points. Low spots that will collect water are identified before any underground work begins. This is also when existing drainage problems on the property become visible — chronic wet areas, erosion ruts, foundation staining — that need to be addressed in the drainage design.
Phase 2 — Underground infrastructure. French drain trenches are excavated, pipe is installed, catch basin stub-outs are set, and downspout connection points are roughed in. All drainage pipe runs are established before any hardscape base material is brought in. This phase also includes setting drainage pipe that will run under future hardscape areas — impossible to do correctly once the base is prepared and pavers are set.
Phase 3 — Hardscape installation. Hardscape base is prepared and compacted over the installed drainage infrastructure. Catch basins are set at final elevation during paver installation. Channel drains are laid into the paver field as part of the installation sequence, not cut in afterward. The hardscape installer is working to the drainage design — basin locations are marked and the paver layout accounts for them.
Phase 4 — Final grade and planting. After hardscape is complete, finish grading around planted areas is confirmed against the drainage plan. No sod or significant planting installation begins until final grades are verified to drain correctly toward the drainage infrastructure. This verification step eliminates the "beautiful sod that dies in the first wet season" outcome.

French Drain Installation in SWFL

French drain installation in Southwest Florida differs from northern installations in two important ways — and the differences cut in opposite directions. SWFL has no freeze-thaw cycle, which means there is no minimum burial depth required to prevent frost heave. Drains can be installed at 18–24 inches, which is practical and sufficient. But SWFL's tropical plant species — particularly ficus, podocarpus, and Clusia — produce aggressive root systems that actively seek moisture and will infiltrate perforated pipe without adequate filter fabric protection. In cold climates, root intrusion is a minor concern. In Naples, it is the primary long-term failure mechanism for improperly specified French drains.

"The filter fabric sock is the spec most commonly skipped by contractors who install French drains in Naples. It is also the reason most of those drains fail within five years."

One specific note on aggregate quality: many drainage installations in Naples use whatever crushed limestone is available from the nearest supply yard. Washed #57 stone costs more than unwashed fill material, and the difference is visible in long-term drainage performance. Unwashed aggregate contains fines that migrate into the aggregate column over time, reducing void space and drainage capacity. On an estate property with a 20-year planning horizon, the aggregate specification at installation determines whether the drain is still functioning at year 15 or needs to be excavated and replaced.

Catch Basin and Surface Drain Installation

Catch basins collect surface water at low points and connect it to the underground drainage network. In SWFL, where 6-inch-per-hour rainfall intensity during peak wet-season events is a design parameter rather than an exceptional condition, catch basin sizing is not a detail that can be estimated casually.

A 12-inch catch basin collecting a 500-square-foot drainage area during a 6-inch-per-hour event receives approximately 50 gallons per minute of surface flow. A correctly sized basin clears that flow through its grate and connection pipe without surcharging. An undersized basin — or one with a grate clogged by leaf debris — backs up and the surface water finds the next available path, which is usually toward a foundation or pool equipment enclosure.

Grate selection for vehicle loading vs. pedestrian areas. Driveway and motor court catch basins require traffic-rated grates (AASHTO H-20 or equivalent) capable of handling vehicle wheel loads. Pedestrian patio and pool deck basins use lighter grates with smaller open area. Using pedestrian grates in vehicle areas results in grate failure under load — the grate drops into the basin and the basin fills with soil. We specify grate loading class at the design phase, not during installation.
Connection pipe sizing. The outlet connection from a catch basin to the main drainage run should be sized for the anticipated flow volume. A single 4-inch outlet is adequate for basins serving up to 1,000 square feet of drainage area. Larger drainage areas require 6-inch pipe or multiple outlet connections. Connecting a large drainage area through an undersized outlet creates backpressure at the basin and reduces the effective drainage rate.
Basin elevation at finish grade. Catch basins must be set so their grate is at or 1/8" below the finished paver or hardscape surface elevation. Set too high and water flows around the basin, not into it. Set too low and the basin becomes a trip hazard and collects sediment faster. Basin elevation is set during hardscape installation — this is why catch basins cannot be retrofitted effectively after pavers are installed without removing and resetting the surrounding paver field.
Erosion protection at outfall. Where the drainage network discharges to daylight — at a pond edge, swale, or property boundary — the outlet velocity is sufficient to erode unprotected soil. Riprap or articulated concrete outfall aprons are standard; the specific type depends on pipe size and discharge volume. An unprotected outfall erodes the discharge point progressively, eventually undermining the pipe itself.

Swale Design for Estate Properties

On larger Collier County estate properties — typically half an acre or more — engineered swales provide a grade-change drainage solution without underground infrastructure for sections of the property away from hardscape and structures. A swale is a gentle depression, typically 6–18 inches deep with 4:1 or shallower side slopes, running parallel to a property boundary or structure. In SWFL, swales work because even a small elevation differential — 6 inches over 50 feet — is enough to move surface water reliably when the grade is consistent and the swale is maintained.

HOA requirements for swales in Collier County communities add a layer of specification that is property-specific. Pelican Bay, Grey Oaks, and Quail West each have architectural review standards that govern swale dimensions, slope, ground cover treatment, and in some cases the requirement to connect to the community drainage system rather than discharge at the property boundary. Work in these communities requires HOA approval independent of county permitting — and the HOA review timeline should be factored into the design schedule.

Integration with planting and irrigation. A swale on an estate property is not just a drainage feature — it is a designed landscape element. The ground cover treatment matters: bare soil in a swale erodes immediately during a heavy event. Sod (bahia or St. Augustine) is the most common swale treatment, but dense native plantings — muhly grass, fakahatchee grass, or cord grass — provide superior erosion resistance and handle periodic inundation better than conventional sod. Irrigation in swale areas must be designed to supplement, not over-water, since wet-season saturation is expected.
Swale sizing for SWFL rainfall rates. A swale sized for a standard drainage calculation from a northern climate will be undersized for SWFL's wet-season peak events. A correctly sized SWFL swale is calculated for a 25-year, 24-hour storm event — approximately 10–12 inches of rainfall in Collier County. At that design event, the swale handles peak flow without overtopping its banks. Swales sized for lighter events overtop during heavy wet-season storms and cause erosion at the edge of the swale, defeating the purpose.
Coordination with irrigation design. Swale areas and the planting zones adjacent to them must be designed with their wet-season saturation behavior in mind. Irrigation schedules in swale-adjacent areas should reduce or suspend during the wet season — plants in these zones are receiving substantial supplemental moisture from drainage flow. Installing plants in swale-adjacent areas that are not tolerant of periodic wet feet — and then irrigating them through the wet season — is a reliable way to lose the planting in year two.

Outfall Requirements — Where the Water Goes

Every drainage system collects water and moves it somewhere. Where it ends up is governed by SFWMD environmental resource permit requirements, Collier County standards, and in some cases FDEP regulations when discharge is near sensitive habitats. On most residential estate properties in Naples, the outfall options are:

What does not work in SWFL: a French drain or drainage network that terminates in a blind sump, an infiltration field, or a dry well in native Collier County soils. During the dry season, infiltration may appear to function — the soil is dry and has some capacity to absorb drainage flow. During the wet season, when the water table is within 12–18 inches of grade and the soil is at or near saturation, a blind sump has nowhere to send the water. The drainage backs up, the sump surcharges, and the water finds the path of least resistance — usually back toward the foundation or structure the drainage was supposed to protect.

Permitting at the residential scale: most drainage work within a property's boundaries that does not alter sheet flow across adjacent properties and does not connect to public infrastructure does not require a standalone permit in Collier County. It is typically reviewed as part of a site work or building permit. Connections to the county stormwater system, work within drainage easements, and any work that has the potential to impact adjacent properties or conservation areas does require separate review. SFWMD Environmental Resource Permit (ERP) requirements apply to projects above a certain threshold of disturbed area — we identify these requirements during design, before any work is bid or scheduled.
