Most of the communities above have architectural review boards that must approve materials, setbacks, structure heights, and in some cases appliance specifications. We design within these requirements from day one — not after the plans are drawn. No rework. No re-approval cycles.

The engineering conditions here — soil type, water table, salt air, hurricane load, drainage — are not a footnote.
